Our Kits offer ultimate flexibility, you can build yourself as an Owner Builder or engage a Registered Builder to do it for you. The cost to build your Shed House will vary depending on several factors, such as your location, site conditions, trade availability, build type (Registered Builder vs. Owner Builder), and the level of interior and exterior finishes you choose.
As an Owner Builder, you manage permits, trades, and compliance, giving you full control of your dream home. Many choose this path to save 30–40% versus a registered builder or to stay involved in every detail. Our Kits include working drawings, assembly guides, and a 3D model to support you and your team. Where available, we can connect you with our network of Kit Assembly contractors.
A registered builder takes the stress out of your project, managing trades, schedules, and compliance for a smooth build. With a trusted trade base, quality control, and warranties, they help prevent costly mistakes and delays. Shed House Kits integrate seamlessly into a builder’s workflow with construction-ready documentation, and where available, we can connect you with our network of trusted builders.

To order your Kit, you’ll start with our Design Process - the step that brings your vision to life. Through detailed, site-specific design and engineering, we document every aspect of your chosen home to ensure compliance, build efficiency, and long-term value - giving you confidence from concept to completion.
The Property Analysis is the first step in your Shed House journey. It assesses your land, reviews planning controls, providing a clear foundation for your project and ensuring your vision aligns with site conditions and regulations.
Your design, tailored to your site, with floorplans, elevations, selected external colours, materials, options and upgrades, plus a preliminary energy assessment — ready for the next stage.
If planning approvals are required, you can either let us prepare and lodge your application—coordinating reports and liaising with Council to ensure compliance—or you can choose to manage this yourself.
We can prepare internal joinery elevations for key areas such as the kitchen, bathrooms, laundry, cupboards, and living spaces. Alternatively, you can handle it yourself—engage an interior designer, make selections personally, or coordinate directly with your builder.
The Final Stage: Your design is complete with working drawings, certified structural engineering, and a final energy rating — all Issued for Construction (IFC). Receive a Final Design Handover Pack which can be submitted to your builder or Building Surveyor/Certifier to obtain your Building Permit.
Once the Design Process is complete, you’ll receive your Kit Supply Agreement (KSA) confirming your final Kit price and inclusions. Your Kit is now ready to order.
Payment terms: 50% deposit to place the order, with the remaining 50% due 4 weeks from order.
Please allow 6–8 weeks for manufacture and delivery.
We offer FREE delivery Australia-wide, which covers most metropolitan and regional areas. Some remote locations may be excluded.
